What does a plumbing inspection involve?
A plumbing inspection is an examination of the plumbing infrastructure and appliances in a home conducted by a licensed Los Angeles professional Plumber. An inspection covers fixtures, pipes, waterlines, indoor and outdoor drainage, and waste and vent systems. Our plumber will perform a complete inspection and, if needed, inspect utility holes, pipelines, ductwork, and other channels to determine their condition using state-of-the-art equipment and methods. We can help you save time and money by identifying any trouble spots that may require cleaning or repair, taking the guesswork out of it.
Plumbing Inspections and regular checkups will keep systems running smoothly and help you avoid costly emergencies that could arise without proper and periodic inspections by a professional plumbing contractor. This ensures your residence meets the Los Angeles, California Plumbing Code (standards).
When do I need a plumbing inspection?
It is recommended that you have your plumbing inspection every 5 years and receive preventive maintenance as soon as you purchase a home or are negotiating the sale of a home with a realtor/real estate agent. Homes with septic systems should be inspected more often and pumped at least once every 3-4 years.
Faulty plumbing can be costly, so insisting on an inspection of the plumbing can save you thousands of dollars, especially if a house is listed “as is” at the time of sale. A plumbing inspection will save you from an unforeseen pipe bursts, leaks, and problems with roots in the sewer lines.
What is involved in plumbing inspections in Los Angeles?
Just Right Plumbing will perform a complete evaluation of the plumbing infrastructure in the home to make sure all systems are running properly. This includes checking pipes, water lines, heater, indoor and outdoor drainage, and plumbing fixtures and appliances. Just Right Plumbing will look for leaks or potential leaks, examine toilets, sprinkler valves, and check the water meter to make sure it is operating properly. Inspections are vital in the LA area because of the age of residences and commercial properties and seismic activity in the Los Angeles area. Regardless of buying or selling, a transaction is less likely to end up in court if an inspection occurs.
Why choose Just Right’s plumbing inspection?
Our Customers say it best:
Two years ago, our 1930s era Duplex was in need of major drain replacements, thanks in part to the city Ficus Tree invading the sewer drains. Knowing it would be a major expense, I contacted five Plumbing Companies for estimates.
The estimate prepared by Chris of Just Right Plumbing was the most detailed, and the price was not the highest nor the lowest of the five estimates. My husband and I felt that Just Right Plumbing was the best choice for this job.
They initially sent in a crew of 4 Plumbers for the first phase of the job, tearing out the old drains. As the job progressed, it became obvious that the drain to the city Sewer also required repair or replacement. Luckily, they were able to place a liner in this section of the drain, thus avoiding digging a trench in the Alley – a major expense.
Just Right completed the work in about 3 weeks. We had a few minor requests that were completed shortly after the major drain repairs.
Another neighbor used Just Right, after our experience, also for a drain repair. I asked our neighbor if he was satisfied with Just Right’s sewer repairs, and my neighbor thought they did a good job.

I am an apartment owner and have relied solely on Just Right Plumbing for over 10 years for all my plumbing and some electrical work. I would vouch for John (the owner) for his quality of work, honesty, fairness, and reliability. Please read other reviews carefully because some of them result from a “bad” employee (we have all worked with some).

Just Right fixed our heating system with a service that was not only faster and more competent than the company that installed it, but also at a fraction of other’s quoted estimate. They’re honest and good. John is a plumber I trust.

I’m buying a new home. Do I need an inspection?
It’s always a good idea to have an initial checkup and then a full inspection prior to settlement. If you did not have an inspection then after the first year or two to look for wear and tear, should you suspect a problem arrange for a plumbing inspection? Problems discovered early will most likely save you money.
How much does a plumbing inspection cost?
Some inspectors will do a visual inspection for $500. Others may offer to do the inspection for more and charge a minimum of $50 for a written report. Depending on the location of the property and the hours spent on the inspection can be anywhere from $500-$1500.
Who pays for the plumbing inspection?
The buyer usually pays for the inspection. In some cases, we will do the plumbing inspection at a reduced rate when it is for a Licensed Realtor’s own residence or who we work for on a regular basis.
